Booking Terms & Conditions

Making your booking

When you submit a booking request you will receive an automatically generated booking summary by email to the email address you provide on the booking form.  Once we have dealt with your request you will then receive a subsequent email with payment details.  Bookings will remain provisional for up to 48 hours to allow payment to be made, if paying by cheque please let us know.  The booking will not be confirmed until the cheque has cleared the bank.  Please note that the Initial Deposit is only refundable if you cancel your booking within seven days of receiving our confirmation of your booking.

Your booking is made as a consumer for the purpose of a holiday and you acknowledge that no liability can be accepted for any business losses howsoever suffered or incurred by you.

Once the completed Booking Form and the Initial Deposit have been received and accepted by us, we will issue you with our written or email confirmation. The contract between us will only be formed when we send you our written confirmation via email and is subject to these terms and conditions.

Please carefully check the details of our written confirmation and if there are any errors or omissions you must inform us immediately.


The price of the accommodation includes WIFI, electricity, linen, towels, hot water and central heating, use of the hot tub and the products included in the welcome basket and complimentary toiletries, and any other complimentary items supplied at arrival only.  We can also provide a highchair and travel cot if required at no extra cost.  You would need to provide your own bedding for the travel cot.

Paying for your booking

When making a booking, you will be given the options to pay by bank transfer or cheque to reserve your chosen dates.  A non-refundable deposit of 30% of the cost of the holiday is required to secure your booking and must be made within 48 hours of the booking being made.

You will be required to make your balance payment at least 6 weeks prior to your arrival date as set out in the written confirmation.  A balance reminder will be sent 8 weeks prior to your arrival date.  If you fail to make the payment due in full and on time we may treat the booking as cancelled by you.  For bookings made within 6 weeks of the arrival date, full payment is due within 48 hours of the booking being made.

Holiday Insurance

When making the booking for your holiday you will be offered holiday insurance through booking protect, we strongly recommend you take out this inexpensive insurance or make alternative holiday insurance yourselves.  The cost of the insurance if taken through booking protect will be add to the deposit payment of your holiday.

Cancellations and Amendments

Once you have booked your holiday and it has been confirmed in writing via email by us, our agreement is a legal contract and your deposit is non-refundable after seven days from receiving your written confirmation.

If you need to cancel or amend your booking you must contact us by telephone or email as soon as possible.  You will be required to confirm your cancellation in writing or by email.  A cancellation will not take effect until we receive written confirmation from you.

If you cancel your booking within seven days of receiving our written confirmation, we will refund any money paid to us.  After this period, if you cancel your booking more than six weeks prior to the arrival date we will retain the deposit payment and refund the balance of any money you have paid to us.  If you cancel your booking less than six weeks prior to the arrival date we reserve the right to retain the deposit and the balance payment.  If we are able to re-let the booking, you are no longer liable for the balance or we will refund the balance payment to you if you have already paid it.


If for any reason we have to cancel your booking in advance due to circumstances beyond our control for example fire, flood, exceptional weather conditions, epidemics, destruction/damage to the property (“force majeure“) we will offer a change of dates for your booking.  If changing to a higher price band there may be a difference in price to pay, if a lower price band then the difference will be refunded.  If we have to terminate your holiday early (whilst already staying with us) for the above reasons you will be refunded part of the booking fee based on the time remaining of the booking. This will be the full extent of the liability of us.

Arrival and Departure

Your accommodation will be available to you from 3pm on the day of arrival.  We ask that you give us an estimated time of arrival and text prior to arrival to allow us to greet you personally on arrival.

Please be ready to leave your accommodation by 10am on the day of departure.  Please leave the accommodation as clean as possible, we would also be very grateful if you could strip the beds before you leave.

Damage and Breakages

You are responsible for keeping the properties and all furniture, fixtures, fittings and effects in or on the premises in the same state of repair and condition as at the commencement of the holiday and also undertake to leave the premises in the same state of cleanliness and general order in which it was found. The owner of the holiday property should be compensated for any damage and breakages which may occur (fair wear and tear excepted). Please report these as soon as they occur. We operate an honesty box system ask that you leave a donation to cover any breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant, and we may make an additional charge of if you did not report this.

Number of persons using the property

Under no circumstances may more than the maximum number of persons stated in the brochure and the web site occupy the property, unless by prior arrangement with the owners. We reserve the right to refuse admittance if this condition is not observed.

HOT TUB                  

We are happy for you to use the Hot tub 24hrs a day but please respect the neighbours and keep noise to a minimum between 9pm and 9am.  The Hot Tub water will be fresh when you arrive and will have the relevant checks carried out daily.  Should the water need changing during your stay due to your miss use, not following the hot tub rules or a member of your party becoming ill then a £50 charge will be incurred by yourselves.


We shall be allowed reasonable right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance


All of our cottages are strictly non-smoking.  There is a designated outdoor smoking area.


No pets will be allowed in the cottages.  For any special circumstances please contact the property owners for advice.


Every effort has been made to ensure that you have an enjoyable stay.     However, if you have any problem or cause for complaint, it is essential that you contact us immediately to give us the chance to resolve it while you are on site. We value your custom and want you to return.


We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.
